The WELL Building Standard is a performance-based rating system focused on how buildings affect human health and wellbeing, administered by the International WELL Building Institute (IWBI). WELL v2 organizes requirements across ten concepts — Air, Water, Nourishment, Light, Movement, Thermal Comfort, Sound, Materials, Mind, and Community — each combining required preconditions with optional, scored optimizations.

Unlike design-focused standards, WELL certification depends on measured, on-site performance. An approved WELL Performance Testing Agent verifies conditions directly in the completed space, and projects earn one of four levels — Bronze, Silver, Gold, or Platinum — based on points achieved.

The Air and Water concepts sit squarely in industrial hygiene territory: ventilation rate verification, indoor air quality monitoring against EPA-aligned thresholds, VOC and particulate testing, and potable water quality analysis are all measured requirements, not paperwork exercises.
